What is a PMS?

A Property Management System is the central software of an accommodation operation: it manages the calendar and availability, prices, reservations from individual channels, and communication with guests. Larger operators use it to run an entire portfolio; smaller hosts often make do with a channel manager or directly with the platforms’ calendars.

What a PMS typically doesn’t handle

Global PMS systems generally do not cover Slovak statutory obligations: foreigner reporting through portal.minv.sk, the accommodation register (kniha ubytovaných) under Act No. 404/2011 Coll., or the accommodation tax under the VZN (municipal ordinance) of a specific municipality. Some offer a generic guest register, but it seldom matches current Slovak requirements.

Why it matters

A PMS and a tool for statutory records are not mutually exclusive — they complement each other: the PMS manages reservations, and a specialized tool reads confirmed reservations (via iCal or an integration) and handles guest records and obligations on top of them. When choosing a PMS, it is therefore worth assessing not “whether it has a guest register” but whether it can connect to a tool that genuinely keeps the Slovak obligations up to date.
