House Rules Template — Free Download (Slovakia)

The house rules (ubytovací poriadok) are the document with which you actually govern the relationship with the guest. Confirming a booking — on Airbnb, Booking.com, by e-mail or by phone — creates an accommodation contract under Section 754 of the Civil Code, even without a signature on paper. The law expressly anticipates that the guest’s rights and duties are also governed by the house rules: the guest is to use the premises and services properly and behave in accordance with them.

It has a header for the facility name, address, operator, company ID (IČO) and contact, and ten numbered sections: general provisions, arrival and departure times, guest registration, maximum number of persons, quiet hours, rules of stay (smoking, animals, events), keys and parking, liability for damage, termination of the stay by the accommodation provider, and a contact in case of a problem.

Section 9 deserves special attention. Under Section 759 of the Civil Code, the accommodation provider may withdraw from the contract before the agreed period expires if the guest, despite a warning, grossly violates good morals or otherwise grossly breaches their duties. Both words are key — first a provable warning, only then ending the stay. Written rules turn the warning into an enforceable step; without them you have nothing to rely on in a dispute.

The rules should be delivered to the guest before arrival and ideally also available in the accommodation itself — rules the guest did not know about are hard to enforce. If the apartment is in an apartment building, take over the building rules (domový poriadok) for the common areas into it as well.
