This PDF checklist has eight steps in the order in which they need to be completed, with a tick box, a deadline and the responsible office next to each:
- Trade licence for accommodation services (živnosť) — before launching the listing, trade licensing office or slovensko.sk
- VAT identified person (identifikovaná osoba pre DPH) — before the first invoice from the platform, Financial Administration of the Slovak Republic
- Accommodation provider registration (registrácia ubytovateľa) — before the first foreign guest, Ministry of the Interior / portal.minv.sk
- Registration for the local fee (registrácia k miestnemu poplatku) — before the first guest, municipal or city office
- Guest register (kniha ubytovaných) — from the first guest, on an ongoing basis, kept by you
- Foreigner reports (hlásenia cudzincov) — within 5 calendar days of each accommodation, portal.minv.sk
- Statistical report CR 1-12 (štatistický výkaz) — monthly, Statistical Office of the Slovak Republic / zber.statistics.sk
- Short-term rental register (register krátkodobého prenájmu) — from 2027, existing hosts by 28 February 2027, Ministry of Tourism and Sport of the Slovak Republic
Steps 1 and 2 are not universal: you need a trade licence if you repeatedly provide hotel-type services with the accommodation (cleaning, linen, check-in) with the aim of making a profit, and registration as an identified person arises when you receive a service from a foreign platform. Assess both steps for your own situation — the guides below explain where the line is.
A detailed guide to all eight steps is in the guide Getting started with rentals in Slovakia.
