What the register brings

The short-term rental register is a record of accommodation units offered through online platforms. Each unit receives its own registration number, without which it cannot be offered through a platform (§ 5 para. 2). The register is established under Act No. 133/2026 Coll., which makes use of Regulation (EU) 2024/1028 of the European Parliament and of the Council. Its administrator and operator is the Ministry of Tourism and Sport of the SR. Registration, amendment, and deletion are free of charge.

Who it concerns

Hosts who offer accommodation for a period shorter than one year through online platforms, regardless of legal form — natural persons who are not entrepreneurs, sole traders, and legal entities alike — and regardless of whether it is a single apartment or several units.

Since when

The act takes effect on 1 January 2027. Anyone who starts offering accommodation through a platform from that day must be registered before the first offer. Hosts who offer accommodation up to 31 December 2026 must register by 28 February 2027, and until that day the ban on offering accommodation without a number, and the fines, do not apply to them (§ 14). Fines for natural persons who are not entrepreneurs are €100 to €1,000; for entrepreneurs and legal entities, €1,000 to €3,000.

It does not replace existing obligations

The register is a separate, new obligation in addition to the existing ones. It changes nothing about foreigner reporting to the Foreign Police or about the local accommodation fee — it deals with the registration of units at the national level, not with the reporting of guests or local taxes.

Details, the data entered in the register, and deadlines can be found in the guide Short-term rental register in Slovakia.
